osition:  Maintenance Associate

What will you be doing?

The Maintenance Associate  will be responsible for preventative and other maintenance of all the agency residential properties.  This position requires rotating on call availability for emergency maintenance services 24/7 and is non-exempt as determined by the Fair Labor Standards act.

<         Completes assigned handyman duties related to unit turnovers, including cleaning of unit, hauling and garbage disposal

<         Responds to phone calls within 30 minutes; and reports to identified location if needed with 2 hours o task assignment while on call.

<         Completes routine and ad hoc unit inspections, documents, and report findings.

<         Completes inspections for correction of architectural violations and/or leasing community violations.

<         Supports posting of tenant notices as residential units.

<         Responsible for receiving furniture delivered to units, confirming receipt of all items delivered, or communicating incorrect or incomplete deliveries.

<         Supports tenant moves.

<        Assures all congregate homes are provided appropriate winterization supplies and appropriately winterized each year.

<        Maintains inventory of maintenance supplies and equipment.

<        Submits itemized receipts of all supplies purchased and facilitates weekly reconciliation of receipts.

<        Supports targeted donation pick-ups.

<       Supports routine maintenance of agency vehicles.

<       Assists with coordination of contractors/service technicians on projects as assigned.

<       Repairs and patches drywall.

<       Assures all congregate homes are provided appropriate winterization supplies and have been winterized; faucets turned off, filters replaced, drafty windows and doors sealed.

<       Completes interior and exterior painting.

<       Maintains inventory of supplies and equipment purchased.

<       Purchases ongoing supplies needed to complete maintenance tasks and submits itemized invoices for accounting records.

<       Assists the Property Manager in arranging targeted donation pick-ups.

<       Supports monthly inspections and routine maintenance of Office/Administrative vehicles, including Maintenance Van.

<    Completes unit inspections as assigned and documents findings.

<    Responds to routine and emergency maintenance requests as assigned.
